·         Universities – might not want to work with us / advertise our services as they are ultimately one of our biggest “competition”: Universities will be losing potential customers to rent their student village accommodation, and as such they will not necessarily be willing to work with us and advertise our services.

·         International students: Universities rely on the abundance of international students each semester, so there is clearly a large amount that will require accommodation and will be unsure of where to situate themselves. As we are based online, international students are able to investigate our company before they come to University, therefore being able to organise their living arrangements before coming to Western Australia.

·         Local students who seek affordable accommodation: Local students will also require accommodation close to their Universities. Through our company, students are able to rent at a cheaper level and are given the opportunity to live with their friends. We are also giving students the opportunity to live with other students, allowing them to share similar lifestyles.

·         Fewer competition in specific industry, targeted at students: Although there are rental companies and private rentals, there are no companies in WA offering rentals specifically for students. This means we have a competitive advantage.

·         Relationships with student guilds: As we have been developed for the benefit for students, there is an opportunity to create a relationship with student guilds, which are run for the benefit of students in mind.

·         Large target market, students are seeking out cheap accommodation: With the large amount of Universities in WA, there is a large quantity of students seeking accommodation.
 
Threats: 

·         Pre-existing student accommodations: Pre-existing student villages, for example the ECU village, will be a threat as they provide the closest accommodation to Universities. They also have extensive marketing plans in place and are established in the industry, especially with international students.

·         Other rental agencies: These agencies are well established and professional and have good reputations with clients.

·         Private rentals: Private rentals are able to rent their accommodation without our fees. These rentals may also provide services such as internet, water and general maintenance.

·         Possible lack of appropriate rentals: As per the above. Due to the economy, there is a lack of appropriate rentals in Perth. This will be an issue for our company in the future (depending on the market).

 ·         Unreliable tenants, chance of them not paying: With all rental agencies, this is always an issue. Although contracts will be signed, there is always a change of unreliable tenants.
