Questions

  1. List the 3 types of resource that can form part of the cost to complete a task on a building project. How does the term ‘all-in-rate’ relate to this?

(5 marks)

  1. List 3 contractual requirements and 3 ‘conditions of approval’ items which may be included in the Preliminaries section of a building estimate.

(6 marks)

  1. At the time of tendering, quotations are sought from many suppliers and sub-contractors. Generally builders are looking for the most competitive price but performance and other criteria are also a factor in the selection process. Explain why the nominated supplier and sub-contractor details need to be included in schedules.

(3 marks)

  1. Take off and measure the quantity of face bricks required for the project, including wastage. (Note that Q5 requires you to cost the bricklayer trade in total, so keep this in mind in your take off.) Use a standard P10 format (see attached form) to determine the quantity.

(10 marks)

Prepare an order form from your building company for the supply and delivery of these face bricks to your project. Include all relevant details to ensure the order is received on site when required. Use fictitious names and addresses to form your order. (Note: MS Office Word has sample templates for Purchase Orders that you may wish to use)

(10 marks)

  1. When a tender to build a project is won, the estimate (or builder’s bill) becomes the ‘budget’ for the project. Estimated costs have to be achieved or savings made in other areas to produce the anticipated profit margin. The actual costs of a project are usually recorded in a ‘Job Cost’ document and compared to the estimated costs. This is usually done on a trade by trade basis.

Prepare a simple job cost analysis sheet for the trade of Bricklayer for Project 1. Take off and measure the entire trade of Bricklayer and cost each item. Include the actual cost of each item and show the variance on estimated to actual costs. (You can make up some numbers to show a variance)
(Your ‘items’ should include; face bricks, commons, mortar, flashings, veneer ties, lintels, cleaning down, labour, as a minimum. Use the following as headings for your cost analysis sheet: Item, Details, Est. Cost, Actual Cost, Variance)

(10 marks for take off and measure, 5 marks for job cost analysis)

  • Types of resources that can form part of the cost to complete the task on a building project

Production function-this is the relation between the necessary resources also known as the production function and the output of a process (Baldwin & Bordoli, 2014). A production function relates to the volume of the output in relation to labor, equipment and materials. There are three resources that complete a project, they include;

  1. People- these are the human resource capacities that enable easy functionality of a project.
  2. Capital- the amount of money or resources that is required for the completion of the building project. Without capital, other functionalities like people or human resources will not work.
  3. Material goods- these are assets but they vary from project to project but its true to say that most of the projects will need kind of tangible resources. Examples of these material goods include; property and equipment, hardware and software materials.

  • List 3 contractual requirements and 3 ‘conditions of approval’ items which may be included in the Preliminaries section of a building estimate.

There are several contractual requirements and they include;

  1. Terms and details of the contract project
  2. The addresses and the names of the parties to the contract in the project
  3. The project price
  4. A description of the project to be undertaken
  5. Domestic building contracts regulations

Three major conditions of approval in the preliminary stages of the contract

  • Specifications and plans for the building project works- the project must have a project plan that is specifics and plans.
  • Finishing date and starting dates of the building based on the contract signed by theparties.
  • Details of insurance for the building which should comply with the building laws to mitigate against risk.

  • Explain why the nominated supplier and sub-contractor details need to be included in schedules.

When looking for the most competitive prices of a project, the project must look for the cheapest yet with quality in its side. Nominated suppliers and sub-contractors must be in the schedule because of the time deadlines in the project and the materials being supplied by the suppliers (Brucker & Knust, 2012). After the suppliers, the sub contractors have to begin their work using the materials supplied; therefore, it is important that this people be put in a schedule. The reason for putting suppliers and sub-contractors in a schedule is to

  • Increase efficiency in management of the project
  • Planning purposes
  • Ensure that the project is started and completed in time

. This building Project covers the subject of positioning and branding for the construction company Ingenious that is located in Company. At present, the company does not have any type of communication other than a web page with information on the construction company. The organization is dedicated to the design and construction of large-scale works, whether public or private.

Currently, brand management within companies has evolved significantly. The centralization in the client and not in the product or service within all the companies begins to be necessary for the brands that compete in the market of today (Baldwin & Bordoli, 2014). Companies are looking to maintain long-term customers, loyalty to consumers, so a traditional marketing strategy is not enough in these cases. This work covers issues related to emotional and experimental marketing that aims to form long-term emotional bonds with the clients of the selected company.

Positioning is relevant to stay in a certain industry so that it is trying to position the brand clearly in the minds of consumers in Company. Currently in Company the construction companies have no more communication than a review of their information.
Building the Brand of a Construction Company is a job that belongs to the Professional Project category, since the PG is linked in the professional field of the author, to the Advertising career. In the present work, relevant knowledge of the career is revealed and it is mainly focused on Branding and Positioning strategies
Q5)Below we analyze the relevant aspects of the construction market in which the company in question is located. An in-depth analysis of the construction industry is developed in the country of origin of the same, Company and in this way it manages to contextualize the brand within the market.

  1. a) Explain why it is important to compare the estimated costs to the actual costs for each trade section on its completion.

It is important to compare actual and estimated costs for each trade section for the following reasons.

It is important for measuring performance at every trade section.

Comparing actual and estimated costs for each trade section helps us to measure results.

It is also important because management will be able to analyse the variance at every stage so that they can take action for improvement.

It can also be used to create a budget for the next stage.

  1. b) What is the benefit of analysing the total actual cost vs the estimated cost for the whole of the job at completion?

On the other hand, analyzing total actual cost versus estimated cost for the whole job at completion is beneficial because it helps in creating control mechanism for future projects.  The deviations helps project managers to look into possible ways of how such deviations can be avoided. Analyzing a job at completion enables the project manager to know if the job was done within the budget or not.

  1. Comment on the need to keep orderly files of the documentation on a building site, and detail the consequences of poor office keeping procedures on site.

Some of the documents kept at a building site include; pre construction agreements, contractual agreements, daily site reports etc.

Keeping complete and orderly files on the documentation on a building site is important because orderly documentation provides contemporaneous record of what is happening at a given time on the site during the course of the project (Brucker & Knust, 2012). Second, it also provides contemporaneous records of positions of parties in regards to a particular event at the time. Proper documentation allows for review and analysis of  what is happening  at the construction site at a given time.

Consequences of poor office keeping procedures

Poor office keeping results in data loss which is essential in tracking the progress of the project. Second, the company may run up into financial problems for example, with budget and taxes. Third, it may result to loss of productivity as employees waste time looking for lost records.

  1. Comment on the importance of the conditions of approval by the local council and version control of documents.

Approvals conditions set are  important because they ensure that the building complies with the local councils requirements. Before undertaking works certain approvals are required for example, construction certificate . This forms part of the requirements and it ensures that the building site is safe to carry out the works and also all the necessary safety procedures and requirements are put in place before building  (Sheldon, 2014).

Prepare a flowchart for the processing of variations. Your chart should commence at request and follow each step through to invoicing the variation in a progress claim.
